General

What is Snaplistings?

Snaplistings is a full-funnel real estate marketing agency for multifamily lease-ups and new-development condo sales, headquartered at 290 Fifth Avenue in New York and working nationally. We plan and run the whole journey from first ad to signed lease: strategy and market research, branding, paid social and search, lead capture pages, text and email nurture, CRM integration and weekly reporting. Our method, the SL Renter Funnelโ„ข, has been used on 50+ rental properties and 10,000+ leased units across 25+ states and Canada, including CODA in Nashville, which went from 40% to 90% occupancy in five months. Snaplistings was founded by CEO Erica Sachse.

Who do you work with?

Developers, owners and operators of multifamily rental buildings, and developers selling new condominiums. Rental clients range from first-time developers, such as Talbot Development at The Current and Pinnacle Development at Clipper Lofts, to large operators such as Stonehenge, whose New York City portfolio covers about 3,200 apartments. We also work directly with leasing teams, booking tours into their calendars. On the sales side we have marketed condominium launches including La Baia, with $27 million in contracts and 50% pre-sold in six months, and Westview, with $17.9 million in first-year sales.

Where are you located?

Our headquarters is at 290 Fifth Ave, Floor 6, New York, NY 10001, and we run campaigns nationally. Our rental portfolio spans 25+ states and Canada, including New York, Texas, South Carolina, Tennessee, Arizona, Florida, California, Michigan and Louisiana. Most work is managed with weekly calls and a live dashboard, and we go on site where a property needs it, for example to run a tour and messaging workshop with the leasing team, as we did at Clipper Lofts in Grand Rapids.

Services & Offerings

What specific marketing services do you offer?

Six core services, each built on the SL Renter Funnelโ„ข: lease-up marketing, multifamily digital advertising, renter lead generation and nurture, new-development condo marketing, multifamily branding, and apartment website design. Within those we handle strategy and market research; branding and persona development; print and digital advertising; website and lead capture page design; CRM and lead-management integration; lead, tour and lease generation with text and email nurture; AI search visibility (GEO), so properties appear in ChatGPT answers; and data analytics, reporting and optimization. We prefer to own the full funnel, because a gap at any stage, such as slow follow-up, wastes the spend that came before it.

How do you measure success / ROI?

By bottom-of-funnel results rather than impressions or clicks: leads, tours, applications, signed leases, cost per lead, cost per lease and return on marketing spend. At 30 Kent in Greenpoint, for example, we reported 1,067 leads, 217 tours and 56 signed leases at $37 per lead and $715 per lease, a 58ร— return on marketing spend. For condo launches we track contracts, sell-through and absorption. Every campaign starts with agreed targets, and each week we review what is converting with your team so budget moves toward the channels that produce leases.

Do I need to sign a long-term contract?

Not necessarily. We offer custom terms tailored to each engagement, so the length is set with you at the start based on what the campaign needs: a lease-up with a defined deadline, an ongoing program for an operating portfolio, or a condo launch timed to the sales schedule. Every contract includes mutual termination clauses, and if the partnership ends we handle the wrap-up and hand over your data and assets, which belong to you. We are always happy to talk terms through before you commit.

Can you help with both digital & traditional marketing?

Yes. We integrate print and physical marketing with digital campaigns so the message is consistent wherever a renter or buyer meets it. At 30 Kent in Greenpoint, QR-code neighborhood flyers drove hyper-local discovery alongside paid social and search, and the building was 35% pre-leased before launch against a 25% target. At CODA in Nashville, flyers, comparison infographics and a neighborhood guide website supported paid social and text nurture on the way from 40% to 90% occupancy.

Client Process & Onboarding

How do I get started with Snaplistings?

Book an intro call, or reach us through the Get Connected button. In the first conversation we learn about the property, your timeline and your targets. We then audit your current marketing, including your website, listings, lead follow-up and reporting, align on goals and design a custom plan with milestones. Once it is agreed, we build the lead capture page and creative, launch the campaigns and set up weekly reporting with your leasing or sales team.

Will I have a dedicated account manager or team?

Yes. Each client has a primary point of contact who coordinates all communication, backed by a team of strategists, designers, media planners and analytics specialists. The team works as an extension of your marketing or leasing department: it meets your leasing staff weekly, reviews the live dashboard with you and adjusts campaigns based on what is converting. On lease-ups we often work directly with the on-site team, for example through the tour and messaging workshop and walkthrough video coaching used at Clipper Lofts and The Crest.

How long until I see results?

It depends on the market, budget, audience and starting point, but our recent lease-ups show the range. Clipper Lofts reached 100% leased in four months, Tree Top went from 30% to 85% occupancy in five months, CODA from 40% to 90% in five, and The Current was 99% leased in under eight months. Lead flow usually starts well before occupancy moves, so we set milestones for leads, tours and leases at the start and report progress weekly. Condo sales run on a longer cycle; La Baia reached $27 million in contracts and 50% pre-sold in six months.

Pricing & Contracts

How much does Snaplistingsโ€™ service cost?

Pricing is customized to the scale and scope of each campaign: the number of properties and markets, the deliverables and assets involved, and the media budget. Our fee covers strategy, campaign management, creative and analytics; media spend is billed separately or passed through. Because the right scope depends on the building, we usually start with a short intro call, then send a proposal with costs and the targets we are working toward. For context on return, our campaigns that report it have returned between 12ร— and 58ร— on marketing spend.

Do I pay for media spend separately?

Yes. Media spend, meaning ads on social and search platforms, publications and other paid placements, is typically billed separately or passed through. Our fee covers strategy, campaign management, creative and analytics. Keeping the two apart means you can see exactly what goes to the platforms and what it produced, because we report cost per lead, cost per tour and cost per lease for every campaign. At 30 Kent, for example, leads cost $37 each and each signed lease cost $715 to win.

Are there cancellation terms?

Yes. Our contracts include mutual termination clauses, so either side can end the partnership under the terms agreed at the start. If an engagement ends, we handle the wrap-up and knowledge transfer: you keep your data, creative assets, lead capture pages and campaign results, which belong to you, and we hand over what your team or next partner needs to carry on. Specific notice periods are set out in each agreement, and we are happy to walk through them before you sign.

Reporting & Analytics

How often will I receive reporting?

Continuously, weekly and monthly. You get a live dashboard showing leads, tours and leases as they happen, a weekly check-in with your team to review performance and agree changes, and an in-depth monthly report. The weekly rhythm is central to how we work: at Clipper Lofts, weekly meetings with the leasing team were part of the program that leased all 35 units two months early. Every report is built around the numbers that move occupancy and revenue, not impressions or clicks.

What does your reporting include?

Lead volume by channel, conversion at each stage of the funnel, cost per lead, cost per lease, return on marketing spend, attributed tours and leases, and recommended optimizations. A typical lease-up report reads like this one from Clipper Lofts: 746 leads, 110 tours, 38 applications and 35 leases, with 15% lead-to-tour, 35% tour-to-application and 84% application-to-lease, a 45ร— return and about $1.34 million in estimated lifetime lease value. For condo launches we add contracts, sell-through and absorption.

Can I access a live dashboard?

Yes. Every client gets a real-time dashboard showing leads, tours, applications and leases, so you can check performance at any time instead of waiting for a monthly report. We built it ourselves, and our case study on the client health dashboard explains how it cut manual reporting by 90%. The dashboard is also the basis for our weekly check-ins, where we review what is converting with your team and agree where to move budget next.

Support & Other Questions

Who do I contact if I have questions or need support?

Your primary point of contact, an account manager who coordinates all communication with the wider team. For anything urgent, escalation contacts are listed in your agreement. You can also reach us at hello@snaplistings.com or through the Get Connected button on any page. Most day-to-day questions are handled in the weekly check-in, where your account manager, the campaign team and your leasing or sales staff review performance together.

Do you offer a trial or pilot campaign?

Sometimes. For new clients we can begin with a smaller trial or pilot phase to establish baseline metrics, such as cost per lead and lead-to-tour rate, and prove value before scaling up. A pilot works best when it runs long enough to see leads turn into tours and leases rather than just clicks, and when the lead capture page and follow-up are in place from day one. Whether a pilot makes sense depends on the property and timeline; we recommend the right starting point after an intro call.

How do you handle confidentiality and data ownership?

All data, creative assets, lead capture pages and campaign results belong to the client. We sign NDAs when needed and follow best practices for data security and privacy. When an engagement ends, everything we built for you goes with you, along with the knowledge transfer your team or next partner needs to continue the work. If your organization has its own security or data-handling requirements, tell us at the start and we will work within them.

Do you support multi-market / national campaigns?

Yes. Our rental portfolio covers 50+ properties and 10,000+ leased units across 25+ states and Canada, run from New York. That includes multi-building programs such as Stonehengeโ€™s New York City portfolio of about 3,200 apartments, and single buildings in Texas, Arizona, Michigan, Tennessee, Louisiana, South Carolina, Florida and California. Targeting stays local to each property, with its own lead capture page and creative, while strategy and reporting stay consistent across the portfolio.
