Who it’s for
Three situations where advertising does most of the work.
Buildings that lean on listing sites
Properties paying listing-site fees for leads they could own, with no channel of their own.
2 Cooper: 42% of leases from our lead generation →
New buildings in lesser-known neighborhoods
Lease-ups competing with better-known areas nearby, often while still under construction.
30 Kent: 35% pre-leased before launch →
Portfolios that need more leads for less
Operators running several buildings who want spend tracked to signed leases.
Stonehenge: 3,965 leads and 35% less ad spend →
What’s included
Every channel is tracked to signed leases, so budget follows what converts.
Paid social and search
Campaigns on Facebook, Google Ads and LinkedIn, built around the renter profile for each property.
High-quality creative
Video and static ads produced for the building and updated as results come in.
Targeting by renter profile
Audiences defined by the renter profile we build for each property.
Dedicated lead capture page
Every ad sends renters to a page built to convert and track them.
Guerrilla and print
Offline reach such as QR-code neighborhood flyers, tracked like any other channel.
AI search visibility (GEO)
So the property shows up when renters ask ChatGPT and other AI assistants where to live.
Marketing-tech audit
We audit and clean up the ad, email and tracking tools behind the campaign.
Weekly reporting
Cost per lead, per tour and per lease, reviewed with you every week.
A performance-driven leasing framework designed to attract, qualify and convert renters through one integrated digital journey.
Paid social and search with high quality creative, organic reach on Reddit and Facebook Marketplace, and visibility in AI assistants such as ChatGPT.
A purpose-built lead capture page, separate from the property website, so every inquiry is tracked from the first click.
Text and email sequences that reach new leads promptly and book tours and applications directly for the on-site leasing team.
Market education built for the property: comparison pages, neighborhood guides, flyers and targeted email offers.
Weekly reporting and optimization calls with the leasing team, so spend follows what is converting.

Advertising questions
What return should multifamily advertising deliver?
Across our properties that report it, return on marketing spend runs from 12× to 58×. 30 Kent in Greenpoint returned 58×, with leads at $37 each and signed leases at $715. Clipper Lofts returned 45×, The Crest 32.5×, and FLATZ 830 in Marble Falls, Texas, 12× on ad spend at about 150 new leads a month. Return depends on rents, competition and how well leads are followed up, which is why we report cost per lead, per tour and per lease rather than clicks.
How much does a renter lead cost?
It depends on the market and the building, so we track it for every campaign and report it weekly. At 30 Kent in Greenpoint, Brooklyn, the program produced 1,067 leads, 217 tours and 56 signed leases at $37 per lead and $715 per lease. Cost per lead on its own can mislead, because cheap leads that never tour are expensive in the end, so we judge channels by cost per lease and move budget toward whatever is producing signed leases.
Is ad spend included in your fee?
No. Media spend, meaning ads on social and search platforms, publications and other paid placements, is typically billed separately or passed through. Our fee covers strategy, campaign management, creative and analytics. Keeping the two apart lets you see exactly what went to the platforms and what it produced, down to cost per lead and cost per lease.
Can advertising reduce our reliance on listing sites?
Yes. At 2 Cooper in NoHo, a dedicated lead capture page fed by organic social and targeted paid ads produced 42% of leases, against 38% from StreetEasy, added $110 per square foot on new leases and generated $3.1 million in annual revenue, a return of more than 55×. For Stonehenge’s New York portfolio, Facebook, Google Ads and LinkedIn campaigns produced 3,965 leads, including 1,441 from Meta and 2,189 from search.
