What’s included
Every brand decision is tested against leads, leases or sales.
Market and competitor research
Rent comps, competitor positioning and demand signals that shape the brand before any design work.
Positioning and messaging
A clear reason to choose the building, written so the leasing team and the ads say the same thing.
Renter and buyer personas
Profiles of who the building is for, used to target ads and write copy.
Naming and identity
Names, logos and sub-identities for amenity spaces, as we did at 30 Kent.
Launch creative
Ad creative, video, flyers and print built from the brand for launch.
Neighborhood storytelling
Guides and comparison pages that sell the area as well as the building.
Personal and company brands
LinkedIn and social content for founders and B2B teams, as with ANAX and Ori Living.
Brand tracking
Branded search, lead quality and leases tracked, so the brand is judged on results.
A performance-driven leasing framework designed to attract, qualify and convert renters through one integrated digital journey.
Paid social and search with high quality creative, organic reach on Reddit and Facebook Marketplace, and visibility in AI assistants such as ChatGPT.
A purpose-built lead capture page, separate from the property website, so every inquiry is tracked from the first click.
Text and email sequences that reach new leads promptly and book tours and applications directly for the on-site leasing team.
Market education built for the property: comparison pages, neighborhood guides, flyers and targeted email offers.
Weekly reporting and optimization calls with the leasing team, so spend follows what is converting.

Branding questions
When does an apartment building need a rebrand?
When the name or reputation is holding leasing back. Tree Top in Spartanburg, South Carolina, had been renovated, but a negative reputation from previous owners kept renters away and occupancy sat at 30% eight months in. We rebranded the community, rebuilt the website for lead generation and ran targeted ads through the SL Renter Funnel™. Occupancy reached 85% in five months, average monthly leases rose 250% and the total value of leases rose 224%.
Can branding help a new building stand out in a crowded lease-up?
Yes. At 30 Kent in Greenpoint, six competing buildings were leasing at the same time and many renters confused Kent Street with Kent Avenue in Williamsburg. We gave the building a distinct identity, with sub-identities for its amenity spaces, and ran QR-code neighborhood flyers during construction. It was 35% pre-leased before launch against a 25% target, achieved $90 or more per square foot against a $74 target, and returned 58× on marketing spend.
How do you know a brand is working?
We measure it in demand, not opinions. After Westview on Roosevelt Island was rebranded with one consistent identity, monthly branded search grew from about 45 to about 200 within three months. Paired with broker and buyer funnels, the project recorded $17.934 million in sales in its first year from 111 showings and 16 sales, and buyers from the buyer funnel went to contract nearly two months faster than broker-led buyers.
Do you brand people and companies as well as buildings?
Yes. For real estate investor Eric Brody of ANAX, regular LinkedIn content on PR placements, industry news and first-hand advice grew his following 30% in 2024 to 10,886, with 61% of followers at senior level or higher and twice the engagement of 2023. For Ori Living, a multi-touch B2B funnel across paid Meta, email and organic grew qualified developer leads 112% and raised the average opportunity size by 260%.
